Submitting a written offer

When you find the property you would like to purchase, I will provide you with market analysis in order to determine a range of the value of the home. When submitting an offer, you will need the following:

  • Signed offer: Offer includes the property price, contingencies (typically home inspections and mortgage if you are financing) and closing date.
  • Signed property and lead disclosures (if applicable) provided by the seller
  • A 1% check of the purchase price to be held in escrow
  • A pre-approval letter or proof of funds

Home Inspection

You need to set up the home inspection and I will provide the recommendations of home inspection companies in the area. The home inspection is done 5-7 days after the offer is accepted. Each home requires different inspections. You can make the offer contingent on any of the following: building, termites, septic, water, radon level, oil tank, and/or pool.  The home inspection is done at the buyer’s expense.
