Submitting a written offer

When you find the property you would like to purchase, I will provide you with market analysis in order to determine a range of the value of the home. When submitting an offer, you will need the following:

  • Signed offer: Offer includes the property price, contingencies (typically home inspections and mortgage if you are financing the percentage of earnest money deposit) and closing date.
  • Signed property and lead disclosures (if applicable) provided by the seller
  • A 1% check of the purchase price to be held in escrow by the attorney
  • A pre-approval letter or proof of funds

Home Inspection

Home inspections are used to provide an oppurtunity for a buyer to identify any major issues with a home prio to closing. i will refer a number of reputable local home inspectors and the buyer will decide which one to hire to inspect the home.

The goal of a home inspection is to uncover issues that could not be visually seen when viewing the home prior to the offer. Inspectors won’t tell you if you’re getting a good deal on the home or offer an opinion on the sale price. The purpose of a home inspection is to give the buyer added confidence about the home purchase. an inspector will make you aware of any issues before closing on your new home. A home inspection is a visual assessment of a house’s physical structure and mechanical systems, including the roof, ceilings, walls, floors, windows and doors.
The inspector will check that the heating and air condition systems are functional, test major appliances, examine the plumbing and electrical systems, inspect the attic and basement. There are add-ons depending on each particular home, i.e septic, well, water, pool. The home inspection is done at the buyer’s expense.

Sign Contracts

Balance of deposit due at contract signing with attorney. Will keep in close contact with your lender throughout the process to ensure all dates are met.

Closing

Your attorney will communicate the time and location of the closing. There will be a final walk through of the home the morning of closing to ensure the homes condition. The home is required to be broom swept and cleared of all belongings.  You will receive the keys to the home at the closing.
